As we head into the next cycle, these strategies are definitely something you need to have unless you plan on sitting on the sidelines for about 10 years. There is truly no excuse for not being able to find deals or capital anymore. This book changes all of that! Creative financing is an art. This book creates a roadmap for you to follow to get deals done. Before reading this book I had never heard of a Master lease option. I love the part about seller financing. I have done seller financing on some land deals and it one of the vehicles to use to get to your goals!

Bill does a great job explaining the various creative financing options available that one may not have at the ready. When that happens a deal could be lost if one could just be a bit more creative. Don't Sleep on this book! You'll regret it if you do
Bill Ham is the real deal. To be able to build a portfolio of 402 units and not receive a single loan from a traditional lender is EXTREMELY IMPRESSIVE. Bill Ham does an excellent job covering distressed properties, different types of partners, seller financing, negotiations, master lease options and much much more. I love the action items section at the end of each chapter. If you're looking to be in real estate in the long run and bring your game to the next level, this book is a MUST-READ!
